September: a continuation of the current trend, a Real Estate Market on the Upswing

For Greater Vancouver, September saw the most units sold in that month since September 2009 and came close to beating August sales – a feat not often accomplished over the last 25 years. Units sold in September this year for Greater Vancouver were up 64% compared to September 2012. Vancouver’s West Side finished with more units sold in September than August and far exceeded September 2012 (up 7% to August 2013 and up 67% to September 2012).  Listings continue to decline, with less new listings coming on market in September than is typical for this month. While reports may paint this as an overheating market, it really is a market coming into balance after a quiet period of activity over the last 18 months. But of course activity is product and area specific.

Greater Vancouver: Total Units Sold in September 2013 was 2,524 – down from 2,557 in August 2013, up from 1,536 in September 2012; New Listings in September 2013 were down 5% from September 2012; Month’s Supply of Total Residential Listings even at 7 Months (Balanced Market).

Vancouver Westside Residential: Total Units Sold in September 2013 was 556 – up from 518 in August 2013, up from 333 in September 2012; New Listings in September 2013 were even to September 2012; Month’s Supply of Total Residential Listings dropped to 5 Months (Balanced Market).

Vancouver Eastside Residential: Total Units Sold in September 2013 was 281 – up from 280 in August 2013, up from 164 in September 2012; New Listings in September 2013 were up 4% from September 2012; Month’s Supply of Total Residential Listings even at 5 Months (Balanced Market).

North Vancouver Residential:  Total Units Sold in September 2013 was 163 – down from 178 in August 2013, up from 100 in September 2012; New Listings in September 2013 were down 14% from September 2012; Month’s Supply of Total Residential Listings is up to 6 Months (Balanced Market).

West Vancouver Residential: Total Units Sold in September 2013 was 94 – down from 97 in August 2013, up from 58 in September 2012; New Listings in September 2013 were down 5% from September 2012; Month’s Supply of Total Residential Listings is even at 8 Months (Balanced to Buyer’s Market).

We spent so much time and money 'silverizing' everything...

We all know how we have walked into the homes from the late 80's and 90's and cringed at the amount of brass. Now the trend is to add small touches back in.  Can you do it? When I see it in kitchens like these, I am ready and willing. In fact I LOVE it. It can be with small touches with handles, faucets, light fixtures and bigger statements with ranges and hood vents. I think it looks equally beautiful in a white kitchen with hints of brass and mostly stainless, to the natural wood with brass accents and even the bold black kitchen with pops of brass - very dramatic! It adds warmth, sunshine and I bet it will even inspire you to cook a little more, be more adventurous in the kitchen...no? What do you think?










Been to Sixth Ave lately?

6th Ave between Fir and Granville is daily popping up with new places to try and long lasting places to check out. Newish to the 'hood is The Farmer's Apprentice. It is a lunch/dinner neighbourhood restaurant serving whatever the freshest items that local farmers can provide. Their intention: to serve unique food and wine in a comfortable setting accessible to everyone - after a delicious lunch I would agree! Gunawan, the chef, bases the menus on whatever is fresh "Sometimes I say, 'I need 20 lbs of something' and a farmer brought him 20 lbs of cucumbers and he went from there. One reviewer writes 'a couple of young motivated and passionate people who care about food, the act of eating and the people they serve it to - essentially you are guaranteed a lovely meal and a sincere ambiance'. Come and try it.

I seem to spend a lot of time in this area bopping from Beaucoup for coffee (OK and the occasional double baked almond chocolate croissant!), to my favourite esthetics goddess Joanne Chong. She is a well hidden secret, but if you can break in, she will let you in on her secrets to gorgeous skin - just look at her!. Also on 6th is my next favourite stop -Raindrops. Wendy Lind is a long time resident there providing acupuncture and her latest treatment Qi. To sum it up - magnetic beads in henna like designs placed on your face! Sound crazy? It is totally relaxing and it is a natural approach to lasting skin repair (think less wrinkles, hydrates skin, anti-aging ya da ya da ya da) Plus Wendy is so fun to chat with. OK are you wondering how I ever get any work done between all these appointments? Usually I burst in a few minutes late, out of breath and say I have to show a place in a half hour...

Have I convinced you to come down to 6th yet? While you are there, you might as well go for the oh so popular spin class at Cadence, and then you can go limber up at the newest Yyoga and after that reward yourself with something beautiful at either Oliver & Lilly which just moved there from up the way or Heather Ross. And if you are now thinking about moving to the area, there are a couple places left at the new building 6th & Firand a few cool lofts in WSi

Here is a small shout out to my daughter Talia and my other kids from another mother, Jack and Ella. With side support and cheerleading from my son Cooper, these three put together their second edition of Egg Magazine. Two summers ago with a few weeks left until school began, these kids decided to design a hip fashion meets Vancouver magazine. They recreated their own advertisements, they were their own models, their own photographers, their own editors and copy writers. They then printed colour copies, got two uber cool local stores (Vancouver Special andWalrus) to stock them! Now at the end of this summer, they completed their second edition ofEgg Magazine and once again they are almost sold out. This time with more experience under their belts, additional model friends and even a print sponsor by CIBC, the second edition is looking very 'Wallpaperesq'. Sorry I just couldn't resist. Real Food Cafe and Cafe Gratitude: if you don't feel grateful, green, raw, vegan and uber happy after leaving these places, please go directly to a doctor near you.
Drinking spots: 
The Bungalows at the Miramar and High at the Erwin Hotel in Venice Beach: think spring break vacation meets the beautiful gluten-free uber happy good looking people with great views of the ocean!
Dinner destinations: 
Gjelina and Tar & Roses:You are allowed to love meat here and everything else is delicious too.
After you have gained 5lbs, head to 
Soul Cycle. This is where the Californians spin away the cilantro smoothies. It is a spinning class like you have never seen. It is a cult of sweaty happy, logo wearing and loving people. You walk (limp) away in love with the place and with the rock god instructor David. Its a must.
